I am having a hard time finding a rubber trim treatment on my BMW that stays even after I was the car. I can't seem to find one that doesn't get a little brown or show water spots after a wash. What do you guys find has given you good success?

I use Wolfgang Exterior Trim Sealant and it works great. Just give the trim a good cleaning before you apply the sealant. Good luck

Every car's trim is different. I find you can generally use one product for each manufacturer. Ford plastic does well with Chemical Guys Black on Black http://www.autogeek.net/chemical-guys-black-on-black-spray-dressing.html
But Black on Black doesn;t do jack on my Jeep. On my Jeep, the most effective is Forever Black http://www.autogeek.net/forblacbumtr.html
You will just have to test some.

Dedicated rubber trim products can wind up a bit messy around the windows... I just use spray wax.

303 makes a great trim treatment.

Try using a dedicated trim cleaner first.
