What a shop should be equipped with?

I am looking into leasing garage,building or shop space. What items should I make sure the building has before getting into one? A/C ? floor drain ? customer area? what is a minimum square ft for a decent shop? I was thinking maybe store front on main rd but rent is $$$. Industrial park maybe, or may be a lower rent district? what is working for you guys??

Try and get a good location where you are in the middle of everything.

2 Bay Garage
PC and rotary
Organized shelf with all your products
Washer/Dryer
Pressure Wash
Carpet Extractor

For your customer area
TV
Couch

Try to find something in or near an automotive complex ie; repair shops, quick lubes, tire stores, gas stations.....etc. Something to be able to draw from and you should have great visibility at any of those sites.
I took an old roll over car wash bay with floor drain system at a full service automotive center around the corner from a tunnel car wash that seems to "GIVE" me alot of work by the poor job that they do.
I know I got lucky, but I'm sure they are alot of old service centers that did away with the old "free scratches" car washes that will be willing to lease the space.
