i.e
Bathroom floor damage, tenant failed to notify the damage in timely manner....
cost for repair $ x amount
Also provide the pictures.
Technically, you can charge them if cost of repair is way beyond deposit.
Take the money, but be fair.
Just dont be like my old landlady, who was total B$*#&$(,
She tried to charge me $3k for normal wear and tears,
pre-existed damage (she tried to use the fact that me and my roommate didnt take any picture when we moved in and she had picture from years ago and use that as evidence)
cost to remove items that were there since we moved in etc etc
Even tho I got her full-time job at a company with decent income, saved her miserable life from working at burlington coat factory all the time with no life.

Isn't it just normal hardwood flooring and isn't it okay for kitchen and half bathrooms?
Are you just assuming that it is a slow leak from the wax ring? Why could it not have been an overflow from a plugged toilet? That's how my floors were damaged. My bathroom is tile but it went out into the hallway and buckled the wood flooring badly. And it happened very quickly. I had it all wet vac'd up within 30 min, but the next day the hallway floor and the door threshold were all wavy.
