Garages... buying a house

You guys with drains in your garages kill me. Do you have the oil separator, etc.?

I live out in the boondocks, my garage drains bypass the septic and go to the road ditch along with the water from the downspouts. No restrictions other than basins and plumbed fixtures whether in house or garage have to go to the septic.

Yikes, it's highly illegal in most municipalities here in the states to have garage drains at all. A storm drain would be an absolute no-no, while I have heard of sanitary drains being allowed if they have special oil-separation sumps as would be used in a commercial setting (like a detailing shop).

In direct answer to your question about where the water would go: in puddles on the floor. All what water? According to the building department the only water in your garage would be rainwater or snow melt from your car--which according to you the snow shouldn't melt anyway because your garage isn't going to be heated...boy, what a circle we are going in.

Our garage isn't heated but it's attached to the house. If you leave the car there for a few hours, the snow does melt and it drains to the middle of the floor where there is a 2x2 foot grate with a sump pump in it. Not sure where it goes (I'm assuming whereever storm drains empty) but I would never pour anything down there except water (like when I hose out the inside). Does come in handy sometimes like the other day when I tried to wash the car at a self serve bay but it was -20C with the wind and the soap froze to the car! Rinsing it did not work, just added more ice on top and I didn't want to get close enough to blast the ice away. I ended up driving home with chunks of soap all over the body then threw buckets of warm water over it in the garage to melt the ice, and used almost a whole bottle of detailer to wipe off the mess left behind. I think I ordered ONR this past Friday or was it the order on Saturday...

:iagree: The wife and I looked at approx 30 homes and was ready to just settle to. Our house was sold and we had been looking for 3 weeks. We would look all day on the weekends and quick trips here and there peppered throughout the week. It starts to wear on you. What snapped us back to reality was when we entered into a home that stood out amongst the rest by leaps and bounds. Our eyes lit up when we pulled into the drive way. upon walking in and seeing the floor plan, the kitchen and Master bath & Bedroom. We were sold and as happy as clams. We were so glad we didnt settle on one of the other homes.

in this market, no buyer should settle for less. Across the nation the supply is out weighing the demand.

You will know when you find the right house. The wife and I knew the moment we looked at the outside of the house that it was the one. We could not go in to do a viewing due to a snow storm but went back and as soon as the door opened, it was "it". It was a "fixer upper" but after we did some paint, carpet, hardwoods, etc., we moved in with a buttload of equity in it. She loves the house, I love the two car attached garage and the 1 1/2 detached garage. Everything will work out, just don't settle. If you don't like the house, you will to live with that for a while. Good luck on your search.

Well, this house had better be the right house because they accepted my offer.

Now that it is turning into a reality, I'm quite excited and can't wait. I think that my expectations were really too high for what I can really afford. After really going back over the pictures and videos of the many, MANY houses that I've looked at over the last few months; I can say that I'm getting a lot of house that is in VERY good condition for what I'm looking for. The fact that I'm getting a two car heated garage with a slop sink, custom cabinets, a nice work area, a huge shed, and a house that was really kept in great condition is what sealed the deal.

Keep your fingers crossed for me. Once I get the keys (in a few months, hopefully less), I'll be sure to post up the pics.

Congrats! I hope it turns out to be even better than expected.

I'm in the opposite boat: I found the perfect house with 2 car garage AND shop space, huge backyard, unfinished basement. . . but I'm not even ready to buy.
