How true. It is indeed time to cull the herd. Mostly I've found them more sloppy and greedy than lazy. A self-regulating industry has most to lose when it permits rampant shenanigans. It seems that they did so partly because the lawyers very the lazy ones. A heaping dose of due diligence and timely followthrough will serve you well. And simple courteousness to all comers.
