How much to share space with a mechanic?

A friend knows a mechanic with a good reputation. Says he keeps himself and his shop very clean. She inquired about being open to me sharing some space to do details. He is open to talking to me.

I'll only need the heated space during the colder season and when it rains...so nothing consistent. More like a per diem deal...

So, are there any "typical" splits when it comes to this situation?

I was thinking % of the details I do there, but not sure what an acceptable percentage is. Of course, it's whatever we both think is a mutually beneficial relationship but wondering if anyone can toss in some guidelines?

25%-35% of each detail? Something like that?

Can't talk about costs, but I too was given the same offer and refused.

If there is a ton of dust and particles as your compounding or removing product from a car, your detail jobs will be less than desirable.

Getting old brake rotors off can take a bit of hammering. I can only imagine the semi metallic or ceramic particles need to go somewhere, and they won't help get the swirls out.

Not saying you should have a sterile environment but you should try to reduce the amount of contaminants as much as possible.

To go along with what Paul said...That is one reason why the body shop is separate from the 'mechs'. Cross contamination.

If I were going to do something like this I would NOT base it off of a % of your business. Like rent, I would make it fixed, whether it's you pay X per day, week or month to use the space.
 
i rent a space at a shop/storage building. it works out for me because i am behind a dividing wall. i worked out a deal where i pay a really low rent and provide free service washes for them (they are very low volume due to high end work)

the bad: having people constintly asking to use your stuff.

the good: i got a lot more bussiness from thier customers and venders, the "oh you have a detailer here too" makes it easy to sell more work.
 
I forgot to specify that I am part time and this is my first season. So, things may be very sporadic, especially during winter. Last month I only had 2 details. This month I have 9. I'd say 8-10 details per month is my max with 14 possible days per month I can work on detailing. I'd prefer 4 days off per month.

Yeah, I think a flat PER DAY makes the most sense.

The rain has really hampered me lately. I've had to break up a full detail into an exterior/interior since it rained before I could get to the interior. I had to reschedule another full detail entirely due to rain. Yet another was delayed due to rain. Today, I got in 8hrs before it rained, but I like to work 12hrs. I need to get another 6-8hrs out of tomorrow or I won't finish this pick-up I'm working on.

Having limited days to schedule people, I really need to take weather out of the equation.
