I had good luck with Megs APC+ diluted 10:1 on the leather seats in my truck. I then used Megs gold class leather treatment. The seats look good now.

Janitor sink faucets are able to accept a hose. I know Chicago brand is good. You will have to get some sort of backing in the wall to support the faucet. It may expensive depending on where they need to bring the water lines from.
