I've actually done research on that. It's because McDonalds spends the most on site/market research while the other chains spend little. So, since the other chains do little research on where to put their restaurants they capitalize on McD's market/site research by putting up their restaurants near McD's locations. This is why McD's will typically open first and then the other chains will pop up in the same area shortly after.
Here's what I wonder . . . ever see a Starbucks across the street from another Starbucks? What's up with that?
